A light gauge steel solution was used for three apartment blocks in Chorley Street, Bolton. The project was delivered on time and on budget, despite a logistically challenging site
Fusion Building Systems recently provided the light gauge steel solution covering the design, manufacture and build for three apartment blocks on behalf of Watson Homes. The apartments were built in conjunction with Bolton at Home and Irwell Valley Housing Association, to provide 118 affordable new homes on the edge of Bolton town centre. The project provided a range of two, three and four bedroom homes, including three-storey townhouses for shared ownership, affordable rent and over 50’s accommodation.
Chorley StreetThis BIM Level 2 project saw effective co-ordination of all the supply chain partners right from the outset. Architects worked with Fusion’s design team to provide 3D modelling to optimise the Fusion LGS structure, enable clash detection, maximise the efficiency of floor cassettes in the design and coordination of the roof trusses within the Fusion system.
As the site had limited access, delivery and installation logistics were carefully managed to minimise disruption. Many sequences of the build needed to be overlapped, with multiple crews and materials required on site at any time. The project ran efficiently and was delivered on time and on budget. Key to the project success was Watson Homes’ understanding of offsite construction methods together with early project co-ordination with all the supply chain partners and project architects.
The entire design and build process ran efficiently and seamlessly and as Simon Harrison, Project Manager, Watson Homes commented, “Fusion were a pleasure to work with throughout. The on-site installation programme was challenging, with a logistically difficult site for deliveries and storage. Fusion managed the issues well however, delivering the project on time and to a high quality.”
